NEW!  The Assessor's Office will be conducting interior inspections of homes that have not been viewed in the past 10 years.  The purpose of this project is to update our data so we can maintain fair and accurate assessments for our tentatively scheduled 2028 revaluation.  Interior inspections are very important because they provide the most precise and equitable property assessments.  Sec. 70.32, Wis. Stats. specifies that real property shall be valued "from actual view or from the best information that the assessor can practicably obtain".  Please help us with efficiency and to keep our reminder letter costs down by scheduling on the link below.  If you need an appointment outside of business hours, we have a limited number available; please call 920-832-5850.  Thank you.

NEW!  THE 2024 PROPERTY ASSESSMENTS ARE NOW FINAL

The Board of Review has adjourned for the tax year 2024.  This means that all 2024 assessments are now final.  If you still have questions or concerns about your value, please feel free to call us at 920-832-5850 or email us at WEBAS@Appleton.org. We would be happy to review your value for the 2025 tax year.

BASIS FOR ASSESSED VALUES 

Wisconsin law requires that all assessments be based on fair market value. The Assessor does not create value but interprets what is happening in the marketplace. WI Statutes Sec. 70.32(1) explains how real estate is valued for assessment purposes. A change in an assessed value does not automatically mean a change in property taxes. Each taxing authority publishes a tax rate annually in December which also affects each tax bill. PROPERTY RECORDS MAINTENANCE FEE

With the adoption of the 2024 City budget, a Property Records Maintenance Fee has been created to account for City Assessor's expenses related to creating and updating property records triggered by new building permits.  Implementing this fee is a trend that is occurring in peer communities throughout the State.  This new fee will be collected at time of building permit.  Please click on:  Assessor's Office Property Records Maintenance Fee Schedule for the listing of fees.
